When thinking about selling, there’s a question worth answering before you list, before you paint a single wall, before you do anything: Do you want to be a diamond or a deal?

I’ve watched this play out time and again in our market. Buyers are really only looking for one of two things. Either they want a home that feels polished, updated, and move-in ready, and they’ll pay a premium for it, or they want the opportunity to get a property at a great price.

What I’ve noticed is that the sellers who intentionally decide to be one or the other are the ones having the most success right now. I recently helped one seller go the deal route, and another go the diamond route, and watching both work so well, for completely different reasons, is exactly why I wanted to talk about this.

A deal means selling the home more as-is. Maybe you don’t want to put money into updates, or maybe you just want a faster, simpler process. If that’s you, we price the home strategically, attract buyers who are hunting for value, and build energy around it. I recently had a seller choose this path, and for their timeline and their lifestyle, it was absolutely the right call.

A diamond is the other direction entirely. This is where you intentionally put time and money into preparing the home before it hits the market, paint, flooring, landscaping, lighting, updated kitchens and bathrooms, maybe all of it. Yes, it costs money upfront, and yes, it can take more time. But done right, you’re not just earning that money back, you’re creating additional profit on top of it. I had a seller do exactly this recently. We made smart improvements, repositioned the home differently, and the result was a noticeably stronger sale price, multiple offers, and a great return for them.

Whether you become a diamond or a deal, the goal is identical. We want buyers eager to buy that house. We want energy around the listing, excitement, that feeling of “if I don’t act quickly, someone else will.” That fear of missing out is the magic, and it can be created either way. A diamond creates it because buyers fall in love. A deal creates it because buyers feel like they’ve found an opportunity. Different paths, same psychology.

So the real work is figuring out which strategy fits you. Do you want speed and simplicity, or are you after the strongest possible profit? Do you have time to prepare the home, or do you want to avoid projects altogether? There’s no universal right answer here. There’s only the right answer for your situation.

And this is what I tell people all the time: you don’t have to wait until you’re ready to sell to start planning.

Some of my favorite client stories are the ones who started preparing years before they listed, or even just a year out. We built a plan together, they slowly turned their home into a diamond, and they actually got to enjoy those improvements before selling. That’s the real beauty of starting early. Instead of rushing through updates under pressure, you get to make intentional decisions over time and enjoy your home along the way.
